Permit Expediting in Sarasota County
This is our home county. We file here every week, and the four municipalities inside it run four different permitting systems — which is exactly where most Sarasota County delays actually start.
Four jurisdictions, four systems, one county
Sarasota County is one of the easiest places in Florida to file with the wrong office. It is also where getting the flood determination wrong costs the most, because so much of the tax base sits on or near the water.
Four departments, four separate systems
Unincorporated Sarasota County uses an Accela-based portal covering building permits, contractor licence registration, code enforcement, fire review and public works in one platform. The City of Sarasota runs its own FTG Portal, Venice runs eTRAKiT, and North Port runs its own Accela instance. Nothing crosses between them.
Longboat Key spans two counties
The Town of Longboat Key extends across the Sarasota–Manatee county line but is a single municipality with one building division permitting the whole town, regardless of which county a parcel sits in.
Barrier island and coastal review
Projects on Siesta Key, Lido Key, Casey Key and Longboat Key routinely trigger additional review — coastal setbacks, flood zone compliance, and in some cases state Coastal Construction Control Line approval that runs on its own timeline entirely separate from the building permit.
Substantial improvement decides the scope
Coastal and low-lying property is subject to FEMA substantial improvement and substantial damage rules. A renovation valued above the threshold relative to the structure's value can require bringing the whole structure into current flood compliance, including elevation. That determination belongs before design, not at plan review.
Wind-borne debris and elevation are standard submittal items
The local 1–2 family residential checklist requires an affirmative statement of whether the structure is in a wind-borne debris area, and requires flood documentation including a minimum floor elevation of base flood elevation plus one foot, with elevation certificates. These are intake items, not review comments.
Lakewood Ranch crosses the county line
Lakewood Ranch spans the Sarasota–Manatee boundary. Which county reviews depends on the parcel, not the mailing address, and the two counties do not run identical processes.
Who reviews your permit in Sarasota County
Four incorporated jurisdictions, each with its own department and its own system. The unincorporated communities file with the county — except Englewood, where the county line runs through it.

Filing with Sarasota County Planning and Development Services
Unincorporated Sarasota County submittals go through Accela Citizen Access.
Because this is where we file most often, the first thing we do on a Sarasota County parcel is confirm the jurisdiction and the flood picture together. Wind-borne debris status and the elevation documentation are intake requirements here, and on any coastal file the substantial improvement determination is settled before anyone draws anything.
Contractor registration in Sarasota County
The county's portal includes a contractor licence module, and the City of Sarasota runs its own tiered registration with separate fees for state-certified, state-registered and specialty trade contractors. Venice requires its own registration before a contractor can act as an owner's agent.

Which building department covers my Sarasota County address?
It depends on the parcel, not the mailing address. Unincorporated Sarasota County, the City of Sarasota, the City of Venice and the City of North Port each run their own department and their own system, and Longboat Key runs its own across two counties. We confirm it on every file.
What does substantial improvement mean for my Sarasota County renovation?
On coastal and low-lying property, if the renovation value crosses the FEMA threshold relative to the structure's value it can trigger a requirement to bring the whole structure into current flood compliance, including elevation. That is a design-stage question, not a plan review one.
Do I need extra approvals on Siesta Key or Casey Key?
Frequently. Barrier island projects pick up coastal setback and flood compliance review, and in some cases state Coastal Construction Control Line approval, which runs on its own timeline separate from the building permit.
Is Lakewood Ranch in Sarasota or Manatee County?
