Permitting in Tampa: what actually governs your file
Permitting in Tampa is administered by the city, not by Hillsborough County. The items below are the ones that most often separate a one-cycle approval from three.
Two historic design-review bodies, not one
The Architectural Review Commission administers design guidelines for Hyde Park, Tampa Heights and Seminole Heights. The Barrio Latino Commission separately reviews Certificates of Appropriateness for the Ybor City Historic District. Both apply the Secretary of the Interior's Standards for Rehabilitation alongside city guidelines, and which one you are in front of depends on the neighbourhood.
Private provider review is available, with conditions
Tampa accepts private provider plan review and inspection under Florida Statute 553.791. Providers register with the city with a registration form, a DAR affidavit, professional licence and insurance certificates. The city keeps jurisdiction over zoning, stormwater, fire and transportation review regardless.
Four airports create height zoning
The Hillsborough County Aviation Authority requires separate permits for structures within mapped height zones around Tampa International, Peter O. Knight, Tampa Executive and Plant City airports, and notification for any structure over 200 feet even outside those zones. A Board of Adjustment variance is the route if the limit is exceeded.
Flood and post-hurricane permitting run as their own track
Construction Services maintains dedicated flood map resources and a published Post-Hurricane Permitting Guide, so flood-zone compliance is administered deliberately rather than as an incidental review comment.

Contractor registration in Tampa
The city addresses a Local Business Tax Receipt but does not spell out a separate contractor registration beyond state licensure in its published permitting guidance. Hillsborough County's own local contractor licensure applies to county work. We confirm both with Construction Services rather than assume.
